Gamma Risk is excited to announce the release of AddressLink 1.14, the latest update to Ireland’s most comprehensive property-level data platform. This release strengthens the dataset, expands coverage, and brings significant improvements to key rebuild cost variables, aligning them with current industry-standard rebuild cost modelling.

What Is AddressLink?

AddressLink™ is Gamma Risk’s property data warehouse, powering risk, underwriting, lending, compliance and insurance decision-making across Ireland and the UK. The platform combines address-level and risk data with powerful API access, enabling organisations to automate data-driven decisions with speed and accuracy.

AddressLink includes risk scores, property attributes, climate insights, and rebuild cost data, all maintained through daily live updates and rigorous governance processes.

Release Highlights

AddressLink 1.14 delivers an expansion and refresh of the platform’s Irish data. In this release, 49 existing variables were updated, impacting 156 million data points, while the platform now delivers 371 variables in total, spanning over 7.45 billion data points.

Together, these updates make version 1.14 an important incremental release for AddressLink, enhancing both the data breadth and the scale of records enhanced throughout the platform.

Rebuild Cost Variables Now Aligned with latest SCSI Standards

The central focus of AddressLink 1.14 was the rebuild cost variables for the Republic of Ireland dataset. These variables are now updated to reflect the latest rebuild cost modelling methodology from the Society of Chartered Surveyors Ireland (SCSI).

According to SCSI, house rebuilding costs in Ireland have increased by an average of approximately 7% nationally over the past 12 months to November 2025, up from around 6% the previous year. These increases reflect continued pressure from labour costs, material pricing and regional supply-and-demand dynamics, with cost growth varying across locations and property types. In this context, relying on legacy or flat rebuild cost assumptions can significantly distort replacement value estimates.

By aligning rebuild cost variables with the latest SCSI framework, AddressLink now reflects current Irish construction cost conditions more accurately, incorporating regional cost variation and structural drivers such as building size, typology and form.

This enhancement enables insurers and lenders to base decisions on rebuild cost estimates that better represent the true replacement cost of a property, rather than relying on market values or legacy proxy models.

Conclusion

By aligning rebuild cost variables with the SCSI house rebuild calculator methodology, this release significantly improves how rebuild costs are estimated — a critical factor in determining sums insured, reducing the risk of underinsurance or over-exposure, and supporting more reliable underwriting, pricing and lending decisions.

Beyond methodology, the scale of this release underlines Gamma Risk’s continued investment in data quality and coverage. In AddressLink 1.14, this breadth and depth of data enables richer analytics, stronger risk models and more automated digital workflows for insurers, lenders and other data-driven organisations.
